Ch 1 - A Challenger!
We are officially open, and I feel like shouting in my best Bruce Buffer voice "LADIES aaaaand Gentlemen! it's time to get your Home Repaired! In the blue corner; weighing in at only one month old. Few talented employees with excellent track records! BELLEVIEW! HOME! SOLUTIOOOONS!!! and in the red corner, weighing in at centuries old, with a track record of being cut throat, CORPORATE, AMERICA!!!"
Needless to say we are the underdog and we will continue to be the underdog for a very long time! We started this business to fight against the extremely high costs of repairs. My home, your home, our homes protect that which is most important to us. Our families. Which is exactly why repairs should be affordable. We are the challenger and how does a challenger win? Often by doing things different! We are in the ring together and we will win! But how will we do that? Here at Belleview Home Solutions we keep our costs low by being a small, powerful team, which means we don’t waste money on big offices or extra workers. Our expert crews are specially trained to be efficient, helping us serve more customers with awesome results! When we inspect your roof, we figure out exactly what it needs, so there’s no wasting materials or time. We only use high-quality materials for our repairs, making sure your roof is super strong and ready to take on anything! Lastly, if we determine we can do the repair on-site we will! That’s how we deliver top-notch service without breaking the bank! LETS GOOO!
Ch 2 - When it Rain it Pours
Not too long after we opened up shop we experienced multiple hurricane events. They say build it and they will come but we did not anticipate the amount of calls we would receive after these two major storms. Helene slammed into central Florida ripping up shingles and siding like candy wrappers. We struggled keeping up with temporary repairs; and then it happened. The news announced another much larger Hurricane approaching, Milton. This storm was many times stronger than Helene and caused tremendous amounts of damage across the state. We immediately contacted our previous clients to check if our temporary repairs held up and if they needed us to come out. The result? Only one home needed new tarps down. Milton was so strong it caused a section of our synthetic to lift up (Synthetic is what we use instead of tarps). Also what happened to the repairs we did for Helene? they held up nicely! We know we are in hurricane season so we made sure to use a generous amount of roofing cement to make sure our repairs would last. We did a couple of roof repairs in Orlando, a couple more roof repairs in Fruitland Park and Plenty of Roof Repairs in the Villages, Tavares and Mt. Dora. Thank goodness we stocked up on gas! As the saying goes when it rains, it pours. We managed to help many home owners with minor roof repairs. We are not a licensed roofing company so we referred a lot of clients to reputable roofing companies for complete re-roofs.
Ch 3 - The Aftermath
Thinking back now on the aftermath of Hurricane Helene and Milton I realized that we did pretty good here in Central Florida. Its terrible what some counties in the west and east coast are struggling with. We wish we can help everybody but they are too far away. Myself and our teammates only had to deal with fallen branches and debris. Nothing major and everyone is safe. Our clients however, did have a few quick fix items. Lifted shingles, missing cap shingles, minor roof leaks etc. Thankfully we were able to help as many as we could and referred others to reputable roofing companies. We took several videos of the damages and once we are completely caught up we will begin sharing them here and on our dedicated YouTube channel. If you or your family members were affected and are still in need of repairs give us a call at 386-344-3752. Thankfully the damage was not as severe for Central Florida as was anticipated.
Ch 4 - Roofs Roofs Roofs!
The calls keep coming in, people forget that we do more than just roofs, but that's to be expected considering the two hurricanes. We are still out here doing repairs on homes that have been impacted by the storms. Most homes are tarped but there are still plenty of stragglers out there. We are in the trenches with our home owners. Our repairs are extremely affordable for a couple of missing cap shingles or missing field shingles you can expect to pay anywhere between $250 and $450. These prices do depend on a few variables such as how bendable the shingles are and if most of the shingles in the area are adhering to each other. Wind damage can be hard to spot from the ground, until you hop on a roof, lift a few shingles and notice how they start dancing in the wind. When we spot things like, when there are too many lifting shingles, we advice our clients to check with their insurance to see if they can have an adjuster investigate. Back to repairs, not all wind damage will be worthy of a claim. Lets say you are missing a few feet of cap shingles, or a couple of field shingles. As long as the rest of the shingles are adhering to themselves nicely and they are flexible we can get in remove the old shingles and install the new ones. We take great care when working on our repairs not to damage existing shingles. When working on field shingles we always have to remove around 3 to 5 shingles around the one that failed and install new shingles in their place. A project like this takes less than an hour and we can guarantee you that it will be done right and not leak with our 60 day guarantee. This means if you spring a leak in that area we will come back and fix it. We love working with our home owners and we will be putting videos out for you in case you want to do the work yourself. Please note working on a roof is dangerous and we never advise you to do something that is dangerous. However, if you are confident with heights and handy with a hammer you may just be able to do your own repairs! You should never have to overpay for roof repairs.
Ch 5. The Challenge
Being "the new guy" certainly comes with challenges. But that, is to be expected. The path to success is never the easiest. We will persevere and make our name known within our community. We are always looking for more ways to be more involved and give back. First and foremost we provide affordable roof and home repairs. Then is all about being more and more involved. If you've read this far and have ideas on events we can help sponsor or participate in let us know. We would love to come out. So what is the challenge? The challenge is how do we keep roof and home repair prices low while offering the highest level of quality and service? Our answer to that is very simple, we train our teams to do a deep investigation of your roof. They will then propose a solution. If you are happy with the solution they propose and the price, our guys will perform the repairs on the spot (most of the time depending on time and material availability). This means that our team will be operating and extreme levels of efficiency. There will be no backlogs to manage and the jobs will be closed out and paid on the spot. Chances are that you probably never worked with a company like us before. But that's the point. If we have too big a backlog we would then have to hire "M A N A G E R S". We don't like managers we believe in the skill of all our crews and their abilities. Our crews normally run in two man teams. If you decide to work with us one will begin to perform the repairs while the other goes out to acquire the materials (a runner). Often our crews carry a variety of well organized brands and color shingles. Which they can use to perform the work on the spot. However, sometimes a quick run does the job. Also, on simple repairs they will not take longer than 2 to 3 hours. Let us work on your next roof or home repair and avoid long wait times, not getting returned phone calls or emails and get your roof repaired on the spot! So you like our process? But then, why us? Combined we have over 45 years of roofing experience. But we are not for everyone. Our clients are the discerning home owners. The ones that know that probably could do the repair but choose not to because they are a little older, are scared of heights, are worried they'll make a mistake or just overall want to save time and money. If you've read this far, you are likely already our client or you are about to be. We will take care of your roof and we will show you before and after pictures to make sure you are satisfied. As a new contender to this industry I do humbly ask, give us a chance, not only will you not overpay for a repair, but you will also save yourself from many worries.
Ch 6. Paint, Paint, Baby!
Its almost my favorite time of the year! You can feel the chill in the air and your brain keeps singing, Ice, Ice, Baby! OH man, I'm talking about Florida Fall. It lasts about as long as a pouch of Zyn these days! So enjoy the cool weather and get working on the exterior of your home while you have this amazing weather to work with. Plan your day accordingly especially if you are going to PAINT! The weather here can be unpredictable so make sure you set plenty of time aside to watch the paint DRY! LOL, in all seriousness we are here if you are ready to spruce up your home. Lets be honest, if your HOA didn't reach out, you probably wouldn't be reading this right now. Maybe, you are getting ready to sell, maybe you finally tackled the million other things we have to do as responsible functioning adults before you can start working on home improvement. Whichever situation you find yourself in we are here to help! Consider this, you go to Lowes, Home Depot or any home improvement store, you go to the paint section, consult with a specialist, bring back a few samples, maybe splash some on your walls and boom, you finally found it. The perfect color for your home. Having done all this you already completed the hardest part of the job. Now, let us handle the easy part, let's say you have us come out and do an inspection for you and give you an estimate on the exterior of you home. Here's what the process looks like. First, we will walk and take picture of the perimeter. We will make notes of anything that could get paint on, damaged, or in the way during the project. We will take measurements. We'll inspect the walls for cracks and damage. We will inspect the windows and the doors. Then we'll go over the areas you would like to have painted. Finally we will put together an estimate that will include; pressure washing the home, sealing cracks and crevices, adding red guard to the sealed crevices, prime (if required) and paint. Our estimates will be to provide all the labor and tools required for the job with the exception of the paint. That will be your only hand to play in this process. We do this to limit any miscommunications with paint. We don't mind picking it up from your local home improvement store as long as its paid for and pre-ordered. Most of the time our clients aren't home to watch the paint dry so we do things this way to limit any mistakes. Now, if you decide that we are the right team for your paint job, this is what we will do. We will cover most bushes, and plants, we will cover any concrete, paved etc. walkways/sidewalk. We will use a good quality primer and paint your home to look amazing! If this is what you expect for your project give us a call. We will be happy to paint your home and enhance your neighborhood. Somebody has to, hopefully its you!
Ch 7. Roof, Tile, Leaks!
We been asked a couple of times, can we do tile roofs? the answer, yes absolutely! We love tile roofs they are beautiful roof systems. They look amazing and installed correctly can last a very long time! The sad truth however is that they are often not installed correctly. Every single tile roof that I've inspected has had more than several leaks meaning more than a few repairs done during its lifespan. Why does this happen? The reason for this is because the actual tile itself is porous depending on what was installed, it will allow some water onto the underlayment beneath. What does this mean? This means that anyone looking to install a tile roof should consider using a seriously robust underlayment. Eagle Tile in Central Florida offers their own underlayment, a high temperature peel n stick. There will be some roofers out there that will still try to sell home owners on saving cost by using a 30lb. or 50lb. felt paper (a less expensive product) however the issue with this is if you are nailing or screwing battens for your tile roof you will inevitably be driving holes on the felt underlayer. The same applies to the high temperature peel n stick. But there is one huge difference. The peel n stick will melt around the nail or the screw creating a water tight seal. The felt paper will simply deteriorate until it fails and causes damage to your decking, attic, ceiling and ultimately your living area. We never want to get a call from a home owner complaining about a failed repair. Therefore, when we do a repair we will be using a high temperature peel n stick around the area that failed. We don't care if the roof had felt paper before, we will upgrade the underlayment around the failed area so that you never have to call us back for the same issue. Or until you decide that it is time to replace the roof. Tile roof systems are pricey and the repair costs can get very expensive, not factoring any damages that a water intrusion can cause to your exposed electrical components in the attic, drywall, insulation or mold that can grow from untreated water intrusion. We can help you repair it. However, if you already had more than 6 leaks in different parts of the home the odds are that you will be chasing more leaks in the foreseeable future. In this scenario, although expensive it would be best to get your roof replaced, install a good underlayer and take advantage of a good workmanship warranty. We love happy healthy roofs and we will be happy to help extend the life of your roof with great quality repairs.
Ch 8. Its Raining... Tree Branches!
Being a local Floridian most of my life I too have experienced the same issues with my roof as you. For example when we are getting ready for bed after a long hard day and finally about to hit that beautiful point of no return where nothing in the world can wake you. It happens! An acorn falls on the roof with a loud thump! Just a simple reminder from our beautiful oak tree that it has branches above our home that could use some trimming. My wife swings her tiered arm across the bed, misses my baby girl and lands a sleepy hand over my head! "Babe, add that to the honey-do-list". And so just like that the next morning I go on about life and work and daycare and bills and madness and the whole day goes by. The night came quick, we settle in for bed again and the acorn reminds my wife that her husband was not diligent enough today! So the next morning I get my Chainsaw and my latter and clear up a few branches above my home. Just a little maintenance not but 30 minutes go by and the problem is solved. I wish problems were this easy. Unfortunately, they are not an acorn could turn into a small branch, and a small branch could turn into a big tree branch, and the big tree branch could turn into a big problem. We have to be careful with our roofs and our homes. Properly maintaining our trees by pruning them back away from our roofs to avoid any costly repairs in the future. We have been to plenty of homes with wide holes in them! From just one large branch falling on it. Some times the sad part is that the homeowner recently had their roof replaced. They cant come out of pocket for another roof and the insurance is claiming that its covered under their deductible. A tree branch large enough can affect a wide area. When this happens we go into the attic to investigate how much damaged it caused the decking and how many holes it made. What we do then is remove the affected shingles, underlayment, and wood. Fix the holes in the decking by installing new plywood. Then we lay down the new underlayment and finally wrap up with new shingles. A couple of bundles of shingles later and your roof is looking brand new again. We always take the time to color match on newer homes. This helps you avoid any run-ins with your HOA and it just looks good. If you recently had a tree branch fall on your roof give us a call we will be happy to asses the situation and make any repairs necessary.
Ch 9. Up on the house top, click click click, down the chimney there's a leak!
The seasons are upon us and kids are expecting Santa Claus to visit. However, like many prior customers you probably should get your Chimney leak repaired first. We've been to thousands of repair jobs. Around 35% of these jobs are leaky chimneys. How does this happen? The simple answer, poor building practices and poor workmanship. Aren't these the same? Same, Same, but different. But still same! LOL. When I talk about poor about poor building practices I'm referring to the actual builder that built out your home. They probably didn't install flashing or completely forgot to install a chimney cricket, or they installed a chimney cap to wide or to small. Then there's the workmanship, when I talk about workmanship I refer to the workmanship of the roofers that came after the house and roof were already built. I've seen it a lot of poorly installed crickets, flashing, chimney tops that were supposed to have fixed the problem, but only delayed the inevitable. I've also been out to entire communities where the builder completely disregarded chimney crickets and the home owners had to hire out roofing companies to come out and fix the leaks by installing the cricket. So what is a cricket and why is it so important? Imagine a roof that slopes down and about halfway from the top (ridge) and bottom (eave) there's a chimney. When it rains the water is going to come rolling down the top of the roof and hit the wall of the chimney, eventually enough water is going to pool and make its way down into your home. A cricket is like a little hill (or a sloped backing) that will divert the water away from the chimney and down to the eaves. What this does it prevents the water from pooling and helps prevent early failure. A cricket alone will not be the end all be all. You'll also need to make sure that the flashing along this cricket is installed properly. And then make sure that the chimney cap is the right size for your chimney. If all these boxes are checked then you should not have a leaky chimney. But guess what? it still happens. Lets say you had me out to investigate your chimney and I find all of the above boxes checked, what do you think I would investigate next? Well if the leak isn't horrible then the likely culprit will be the walls themselves of the chimney. On stucco, or wood siding chimney cracks, chips and general deterioration can cause the walls of the chimney to fail. At this point if we can re-mortar the chimney walls we will. If its wood siding we would replace the siding with a hardie board siding and if its masonry like red bricks we will do our best to seal the cracks with a masonry sealant. Bottom line we will do our absolute best to find the leak and stop it! And we do all this so that Santa Clause doesn't have to make any rest stops to change out of his wet clothes. So to all, a Merry Christmas and a good night!
Ch 10. Aint no valley leaking now
There aint no roof high enough or a valley we cant repair. There are many roof components that are notorious for failing or causing leaks. The first one we already spoke about a chimney leak is the worst! But, coming in at 2nd place is leaks at the valley. The valley is the section where two facets of the roof meet. This causes a stream of water that runs down that valley in large quantities. You add a lot of water to a poorly installed valley and you get a leak! A pretty rough one too. If left untreated a leaking valley will cause wood rot on both sections of your plywood, the trusses beneath it, the facia below it and the soffit right at the eaves. Overall, its going to be an expensive repair bill. If you notice a stain on you ceiling and you step outside and notice that its right beneath your valley then bingo! you found your problem. Its best to get the valley repaired before it does any damage to the other components of the ceiling. Especially the trusses. Roofing companies cannot touch the trusses, you'll need a general contractor for that and they are not cheap! If you work with us we will warrant our work, if it leaks and its within our warranty we will come back and fix it no questions asked. So give us a chance. We promise no leaky roofs, affordable prices, and honest to goodness work!
Ch 11. Stucco n You, Guess I'm on my way
If your home was built in the last 20 years, odds are its a stucco home. Stucco is a great material. Unfortunately, sometimes poor construction practices lead to early stucco cracking, failing and letting water through the wall or worst your chimney. You're probably thinking that leak you just noticed on your celing is coming from your roof. Sometimes it could be the chimney and not just the flashing. If you have a stucco chimney, often times the stucco cracks and lets little bits of water through. These accumulate and eventually lead to small leaks in your celing. So what can you do? We don't recommend you do this yourself, call us and we will safely seal your leaky stucco chimney. We start by cleaning the chimney, we scrub it down to remove any loose material. Then we fill in the cracks with masonry caulk specifically made for stucco. Then we seal the entire chimney walls with Drylock, again specifically for stucco. This product is clear so there is no need to paint and no need to submit paint request to your HOA. If you suspect your chimney may be leaking give us a call. In the words of Lionel Richie, guess we'll be on our way!
